How to use it. What you can do
- Walls and rooms: draw walls as lines or rooms as polygons; lengths and areas are measured geodesically while you draw. Detect rooms turns closed wall networks into rooms.
- Doors, windows and furniture: openings snap to walls; a library of 28 top-view furniture symbols covers bedroom, living room, kitchen, bathroom and office.
- Floors and 3D: each floor has its own plan; the 3D view stacks the floors and casts shadows for a chosen season and time.
- Underlay and export: load a DXF or DWG survey drawing underneath and draw on top; export the plan as DXF, PNG or a JSON project file.
Zoning check based on Turkish regulations
The zoning panel uses the two ratios of Turkish zoning plans. TAKS (site coverage ratio) caps the building footprint at parcel area × TAKS; KAKS (floor area ratio, also called emsal) caps the total floor area at parcel area × KAKS. The setback distance draws the buildable envelope inside the parcel and warns when rooms extend beyond it. Most coverage and FAR rules elsewhere use the same arithmetic, but definitions of what counts as floor area differ, so treat the result as a first check.
Location, sun and privacy
On this page the canvas is placed at a reference point in Istanbul, so the 3D sun and shadows are calculated for that latitude and local time. Your drawing stays in the browser; the ArcGIS map library and, when the map is switched on, basemap tiles are loaded from the internet.

Is my floor plan uploaded to a server?
No. The drawing stays in your browser. The map library and, when you switch on the map, basemap tiles are loaded from the internet, but your plan is not sent anywhere. Use Export to save it as JSON, DXF or PNG.
How are site coverage and floor area ratio checked?
The check follows the Turkish zoning approach. TAKS (site coverage ratio) limits the building footprint to parcel area × TAKS, and KAKS (floor area ratio, also called emsal) limits the total floor area to parcel area × KAKS. The same arithmetic applies to most coverage and FAR rules, but always use the ratios and definitions in your local plan.
Which currency does the cost estimate use?
Your own. Enter a currency label and unit prices for wall finishing, floor covering, doors and windows; the tool multiplies them by the quantities taken from your drawing and the number of floors. No prices are preset on this page.
